Do hard money lenders accept desktop appraisals?
Most Arizona hard money and private lenders accept USPAP-compliant desktop appraisals for investment properties - especially fix and flip loans. If your lender requires a specific form type, contact us before ordering and we'll confirm fit.
What's the difference between an as-is value and an ARV?
As-is value = what the property is worth today, in its current condition. ARV (after-repair value) = what the property will be worth once renovations are complete, based on similar recently-sold improved properties. Desktop appraisals are $149 and ARV reports are $224.
Can I order both as-is and ARV on the same property?
Yes. If you need both for underwriting a deal, order two reports (one for each). Many investors order both to get a clean spread for their lender package.
How do I submit scope of work for an ARV?
When placing your order, include a description of planned renovations in the notes field. If you have a detailed SOW (scope of work), email it to info@nextdaydesktops.com after ordering with your order ID.
