What if my client needs a retrospective valuation as of the date of separation or marriage?
We handle retrospective divorce appraisals regularly. If the court requires value as of the date of separation, date of marriage, or any other specific historical date, we establish fair market value as of that date using market data available at the time. How does this differ from a lender appraisal?
A lender appraisal is ordered through an Appraisal Management Company (AMC), is restricted to mortgage financing use, and prohibits communication between the appraiser and the parties.
